Renting a flat when nobody gives you a payslip
Agents ask for three months of statements and an employer letter. You have neither. Here is what you can hand them instead, and what it deliberately does not say about you.
The flat is fine, the rent is agreed, and then the agent asks for your employment letter. You explain that you are self employed. They ask for three months of payslips. You explain again. Eventually somebody suggests you bring bank statements, and you find yourself deciding how much of your life to print out for a stranger.
This happens to every freelancer, and it is worse for anybody paid from abroad, because the deposits do not look like a salary and nobody at the agency has seen anything like them before.
The problem is not proof. It is the wrong document
A bank statement is a terrible instrument for this. It proves what you are being asked to prove, and it also discloses every transfer you made to your mother, every subscription you pay for, and where you buy lunch. You are handing over a diary in order to answer one question about income.
What the agent actually needs to know is narrow: does this person earn enough, regularly enough, to pay this rent. Everything else you give them is you being over cooperative because you had nothing better to offer.
Something better to offer
FendoMoney produces a proof of income document for exactly this. It is short on purpose. It states who the account holder is and whether that name was verified, the period covered, what was earned in it, how many payments there were, and when the first and most recent arrived.
No transaction list. No client names. None of your expenses. A landlord assessing you has no reason to read your trading history, and a document that volunteers it teaches everybody who receives one to expect that much from the next person.
It also says, in its own words, what it is not. It is not a statement of total income, because it covers only money that came through this platform, and it makes no claim about your ability to meet any obligation. That honesty is not weakness. A document that overclaims is one a careful reader stops trusting entirely, and the point is to be believed.
The verified name is doing the real work
The reason a stranger can take this seriously is that the identity behind it was checked. The document says whether the account holder completed verification, and it says it plainly either way rather than quietly leaving the claim out when the answer is no.
If you are thinking about renting, applying for anything, or simply wanting to be able to answer the question when it comes, the useful move is to start recording income before you need to prove it. A period you can produce on demand is worth more than a good year nobody can see.
The same period, in more detail, is available as an income statement for whoever prepares your tax return. They are two documents from one record because they are for two different readers, and what is appropriate to show an accountant is not what is appropriate to show a letting agent.
Nothing here is advice about your situation and none of it tells you what you owe. If you need to know how your income should be treated, ask somebody qualified to tell you.
